Specialist Disability Accommodation (SDA) refers to properties that are purpose-built to cater for individuals with extreme functional impairment or very high support needs.
The properties are intentionally designed for individuals who struggle to live in mainstream properties. SDA properties include additional features such as automation, improved accessibility and additional features such as wider doorways, ceiling hoist provisions or step-free dwellings.
SDA is bound by rules and design standards across 4 design levels depending on individual needs and requirements as mentioned below.
The SDA rules and standards provide clarity around specific requirements and features to ensure the individuals living in the property are able to live a relatively free and independent life.
Whilst each individual within the NDIS SDA scheme has supports and services that are unique to them, the NDIS has designed 4 key categories to cater for the broader elements of complexity which are:
High Physical Support housing has been designed to incorporate a high level of physical access provisions for people with significant physical impairment and requiring very high levels of support.
Fully Accessible housing has been designed to incorporate a high level of physical access provision for people with significant physical impairment.
Improved Liveability housing has been designed to incorporate a reasonable level of physical access and enhanced provision for sensory, intellectual or cognitive impairment.
Robust housing has been designed to incorporate a reasonable level of physical access provision and have high levels of property resilience, reducing the likelihood of reactive maintenance and reducing risk of injury to the individual, their support team or the greater community.
